OVERVIEW

To open up the space at the rear of the property into a multi-functional room and add in wood cladding to match the front of the house

BRIEF

  • remove the wall between the back room and existing conservatory
  • replace doors and windows
  • adding insulation under floor, and in cavities
  • replace the plastic roof with glass
  • level floor in both rooms
  • clad exterior wall in rough sawn wood to match front of house
  • clad around decking area and shed in vertical larch strips

BEFORE PHOTOS

  • These windows will be replaced with full height panes of glass for a seamless view into the garden
  • These walls will be clad in contrasting wood to the rear apex wall which will be be clad in rough sawn timber
  • This wall will be removed with a lintel put in place
  • A sliding door will replace the current door (with a cat flap in the glass)
  • Opening up this space will create a great multi-function space

MID WAY THROUGH PROJECT

  • We propped up the existing roof and build the new walls underneath to keep most of the rain out.
  • The old windows and doors were removed and wall taken down with a new lintel inserted
  • Lots of insulation is added under the floor of the old conservatory end of the room
  • The battens on the rear wall are ready for the new cladding
  • A metal roof system in installed to support the new heavy glass roof
  • The glass is blu activ which keeps out excess sun rays, and retains heat in the winter
  • We are now plaster boarding around the new windows
  • Sliding patio doors are space saving and work well in this area
  • Large windows with no top vents allow a seamless view into the garden
  • This north facing room is now very light and airey
  • Our carpenter is building a bench seat with storage
