BRIEF

This spacious detached seafront property although in a enviable position overlooking the beach is in need of modernisation and refurbishment.

We are going to do the build in two phases, downstairs followed by an extension and then upstairs.

Downstairs:

  • convert the garage into bedroom with ensuite
  • create storage on ground floor of garage
  • replace roof with slate
  • new garage door and cedar wood trim
  • in main house, new wet-room bathroom
  • retrofit underfloor heating
  • lay 1m x 1m porcelain tiles
  • adjust the layout to create more space for a laundry
  • re-plaster ceilings throughout
  • new fittings and fixtures
  • oak architraves
  • replace front door and windows with alu-frames
  • add double sliding doors to bedroom

To start off we are creating a bathroom in the annex and replacing all the old windows. Inside the main house we are stripping out the bathrooms, and then using a new technology to retrofit underfloor heating throughout.

  • We are borrowed some space over the stairs to create a bathroom to sit snug in the corner of the room
  • The old velux were slightly different size so some adjustments are needed to the aperture

Outside we are starting the groundwork for the extension. The footings are in and the concrete slab is being poured.

The new extension is taking shape with the bulk of the structure being made from steel. The steel is very necessary as the seafront side of the house will have so much glass which is incredibly heavy.

  • We are redesigning the front entrance of the house
  • The annex/garage is being joined to the main house
  • In this area will be feature garden with sliding doors for access
  • The seafront side of the house is having a complete redesign. Today the build is being weather proofed ready for 'winter-building' conditions.
  • New windows and door throughout - a mix of sliding, bifolds, patio doors.
  • The new extension is built off a large steel frame as there will be so much glass on the sea side of the property
  • The front of the steel frame is galvanised due to the property's sea front location

Inside, a few of the rooms have been completed: Bedroom, ensuite, WC, and utility room.

  • The downstairs bedroom is complete
  • Through these doors will lead to the enclosed tropical garden space
  • The downstairs ensuite wetroom is perfect for hopping into straight after a surf

  • Inset shower storage is a must for wetroom style bathrooms
  • Black taps/trim/fittings all give this room a cohesive look
  • Wall hung toilet and sinks are great for slightly smaller rooms freeing up floor space
  • In the hallway WC we have used the same style tiles as the ensuite but in a darker colour
  • The wall hung toilet and small basin are great space savers in small rooms
  • Floor to ceiling cupboards in the utility for maximum storage
